Candidate's Statement

Good Day. My name is Benjamin Beerman and I am a Candidate for the Indian Trail

Improvement District Seat #1 Board of Directors.  I am interested in representing the

best interests of the residents of The Acreage and Loxahatchee by bringing an objective

and open-minded voice to the Board of Directors.

 

My goal is to be available to listen to the needs of the residents as it pertains to District

business and to conduct District business with transparency and fairness. Some of my

core values are honesty, integrity, responsibility, and ethical practice in carrying out the

responsibilities of the office. 

 

The main areas I will focus on once in office are:

1. Increase ITID communication to the residents of the district

2. Insure standard best practices for the District’s business are employed via

strong project management.

3. Insure that sound fiscal responsibility for the District’s financial business is in

place.   

 

I have over 20 years in the Facility/Building and Project/Property Management field. I

possess a solid knowledge of all aspects of the Facilities/Property Management industry

including infrastructure and landscaping/grounds management. I have

excellent communication skills both internally, with fellow employees and

colleagues, members, management, and outside customers.

 

I am experienced in current property management best practices and standards. I have

obtained my Accredited Resident Manager certification through Institute of Real Estate Management.

I have my Tax Credit Specialist certification via National Center for Housing Management

I have obtained my Facility Management Professional designation through International Facilities Management Association

 

My experience consists of the following:

·         Facility/Property/Building Management

·         Project Management

·         Construction/Renovation Management

·         Contract & Vendor Management

·         Mechanical, electrical, plumbing, (M E P) and HVAC systems

·         Design and understanding of architectural plans,

·         Space Planning and Coordination

·         A/R, A/P, Payroll, Budgets, Marketing, leasing

·         Managing staff members (Including Engineers/maintenance, office/clerks, and

          assistant managers).

 

I have worked at and with a variety of different style buildings/communities from

Class A to C and High-rise, Mid-rise, Garden style buildings as well as Government

and large commercial office buildings.

 

I believe that my experience will bring a perspective to the Board of Directors and

residents of the District that will allow the mandate of the ITID to be carried out in

an efficient and effective way.
